Crack Filling & Pothole Repair

Crack filling and pothole repair

Water is what kills asphalt, and cracks are how it gets in. Hot-pour rubberized crack sealing and proper pothole repair are the highest-return maintenance you can do on a lot that is otherwise still sound.

Who it's for
  • Lots on an annual or biannual maintenance program
  • Properties heading into winter with open cracks
  • Driveways with visible cracking but a sound base
  • Anyone who wants to postpone a repave responsibly

What crack filling & pothole repair actually involves

Crack filling is the routing, cleaning, and sealing of open cracks with a hot-pour rubberized material that flexes with temperature swings instead of cracking back open. Pothole repair removes the failed material entirely, rebuilds the base if needed, and places compacted hot-mix flush with the surrounding surface.

Our process

  1. Rout and cleanCracks are routed to a consistent reservoir and blown clean of dirt and vegetation.
  2. Hot-pour sealantRubberized sealant is applied hot so it bonds to the crack walls and stays flexible.
  3. Squeegee and finishExcess is struck off so the seal is flush and does not track under tires.
  4. Pothole excavationPotholes are saw-cut square, excavated to sound material, and the base compacted.
  5. Patch and compactHot-mix is placed in lifts and rolled flush with the surrounding grade.
Problems it solves
  • Water reaching and saturating the base layer
  • Cracks widening and branching each freeze cycle
  • Potholes forming at low spots and joints
  • Weeds growing through open seams
What you get
  • Stops the single biggest cause of pavement failure
  • Flexes through freeze-thaw instead of re-cracking
  • Removes trip and tire hazards fast
  • Extends the life of the surface between seal cycles
Tri-Cities conditions

Why it's different
in Eastern Washington.

The Tri-Cities freeze-thaw pattern is exactly the condition hot-pour sealant is designed for: water enters a crack, freezes, expands, and levers the pavement apart. Sealing in late summer or early fall — before the first freeze — gets the material placed while the pavement is dry and gives you the whole winter of protection.

We serve Kennewick, Pasco, Richland, West Richland, Prosser, Benton City, and Burbank.

FAQ

Crack Filling & Pothole Repair questions

When is the best time to crack seal?

Late summer through early fall is ideal. Cracks are at a moderate width, the pavement is dry, and the seal is in place before the freeze-thaw season starts working on it.

Do you fill every crack?

Not always. Very fine hairline cracking is better handled by sealcoating, and areas with dense alligator cracking need a patch rather than sealant. We tell you which category each area falls in.

How long does hot-pour crack sealant last?

Properly routed and placed sealant commonly holds for several years, though heavily trafficked lanes and areas with ongoing base movement will need attention sooner.
