Asphalt paving in the Tri-Cities, WA
When a surface is past patching, paving is the reset. We install new asphalt, place overlays on sound existing pavement, and remove and replace sections that have failed down to the base — for driveways, parking lots, approaches, and private roads across the Tri-Cities.
- Property owners with pavement that is cracked beyond economical repair
- Commercial and retail centers planning a lot rebuild or expansion
- HOAs and private road associations resurfacing shared drives
- Homeowners replacing a gravel or failed asphalt driveway
- New construction that needs a driveway, approach, or parking area
What asphalt paving actually involves
Asphalt paving means placing and compacting hot-mix asphalt over a prepared, compacted base. That can be a brand-new surface on graded ground, an overlay bonded to sound existing pavement, or a full-depth replacement where the base itself has failed. The right choice depends on what is happening underneath, which is why we core the decision to the site walk rather than the phone call.
Our process
- Site walk and measurementWe measure the area, check drainage, and probe the existing surface to see whether the base is sound.
- Scope and written estimateYou get a scoped estimate — overlay versus full-depth, thickness, and access plan — usually within 24 hours.
- Demo and base prepFailed asphalt is removed, the subgrade is graded for drainage, and crushed base is compacted.
- Paving and compactionHot-mix asphalt is placed and rolled to density while it is still in temperature.
- Cure, then stripeThe mat is drivable quickly, and striping or sealcoating follows on the correct schedule.
- Alligator cracking that signals base failure, not surface wear
- Standing water and birdbaths from lost grade
- Rutting and shoving in drive lanes and dumpster approaches
- Patch-on-patch surfaces that no longer seal or stripe cleanly
- A surface built for the load it actually carries
- Drainage corrected during grading instead of patched later
- Clean transitions to existing concrete, gutters, and approaches
- One crew and one point of contact from demo to final stripe
Why it's different
in Eastern Washington.
Eastern Washington runs hot and dry in summer and swings through repeated freeze-thaw cycles in winter. That combination is hard on pavement: UV and heat dry out the binder, then water gets into open cracks and expands when it freezes. Paving season here is tied to mix temperature and ground conditions, so we schedule new mat work in the warmer window and keep repair and crack sealing available on the shoulder seasons.
We serve Kennewick, Pasco, Richland, West Richland, Prosser, Benton City, and Burbank.
Asphalt Paving questions
Do I need an overlay or full-depth replacement?
If the base is stable and the cracking is surface-level, an overlay is usually the better value. Widespread alligator cracking, rutting, or areas that stay soft after rain point to base failure, and paving over that just moves the problem up an inch. We probe the surface during the site walk and tell you which one the pavement actually needs.
How long before I can drive on new asphalt?
Most new asphalt takes normal passenger traffic within about 24 to 72 hours once it has cooled, depending on mat thickness and weather. Heavy trucks, sharp turning, and parked trailers should wait longer, and we go over specific timing for your site before we leave.
How much does asphalt paving cost in Kennewick or Pasco?
Cost tracks square footage, mat thickness, how much demo and base work is required, and equipment access. Because those vary widely from one lot to the next, we price after walking the site. Estimates are free and usually turned around within 24 hours.
