Most pavement failure in the Tri-Cities starts with water. Once a crack opens, winter freeze-thaw cycles widen it and saturate the base, and by spring you have a pothole. Repairing in the shoulder seasons — before or right after the freeze cycle — is usually the cheapest time to intervene.

Is cold patch a real fix?
Cold patch is a stopgap. It plugs a hole to reduce hazard, but it does not bond or compact like hot-mix and typically pops out within a season. We use it as a temporary measure and recommend a proper saw-cut patch as the repair.
Can you repair just part of my parking lot?
Yes, and that is usually the right call. We isolate the failed sections, repair them full-depth, then crack seal and sealcoat the rest so the whole lot reads as one finished surface.
How fast can I use the repaired area?
